What Makes a Strong Application?

We apply these standards consistently to every applicant — no surprises, no gray areas. Most people qualify without an issue.

🎯 You're probably a great fit if...

  • Your monthly income is at least 3x the rent
  • Your credit score is 600 or above
  • You have a clean rental history (no evictions in 5 years)
  • You can provide 2 months of pay stubs or bank statements
  • You have a valid government-issued photo ID
  • You have contact info for your landlord(s) from the past 2 years

💰 Income

Combined gross monthly income must be at least 3x the monthly rent. All verifiable sources count — employment, self-employment, benefits, and verified assets.

🌐 Credit

Minimum credit score of 600. We review full credit history including collections and prior evictions. Scores below 600 may qualify with an increased deposit.

🏠 Rental History

Positive rental references required from prior landlords. No evictions within the past 5 years. We contact previous landlords directly — not just listed references.

🔍 Background Check

Criminal background screening on all applicants 18+. Certain conviction types are disqualifying per Arizona law and our management agreements.

Lease & Move-In

Approved applicants sign the lease and pay security deposit + first month's rent before receiving keys. Move-in inspection completed with management.

Required Documents

  • Government-issued photo ID (driver’s license or passport)
  • Two most recent pay stubs or proof of income
  • Bank statements (last 2 months) if self-employed
  • Landlord contact information for the past 2 years
  • Social Security Number for background/credit check
  • Pet documentation (vaccination records, photos) if applicable

Pets & Animals

Pet policies vary by property. Always confirm with us before applying if you have a pet.

🐶 Pet-Friendly Properties

Many of our properties allow pets with prior approval. Pet-friendly homes require:

  • Completed pet addendum to the lease
  • Current vaccination records
  • Pet deposit (typically $200–$500 per pet)
  • Monthly pet rent (typically $35–$75/month per pet)
  • Photo of the pet(s) on file

🚫 Breed & Size Restrictions

Some properties have breed or weight restrictions. Restricted breeds typically include:

  • Pit Bull Terriers and mixed breeds
  • Rottweilers, Dobermans, Chow Chows
  • Dogs over 35 lbs (on select properties)

Assistance animals are not considered pets under the Fair Housing Act and are exempt from pet policies. Documentation required.
